Building Portfolio — Every property under contract in a searchable, filterable photo-card grid. Filter by building type, jurisdiction, or free-text search. Each card surfaces overdue and critical-deficiency alerts right on the thumbnail so nothing gets missed.

Inspection Calendar — All inspections grouped by urgency: overdue, due this week, upcoming, completed. Each row shows the inspection type, assigned technician, jurisdiction, system, and exactly how many days past due or ahead a job is. Link straight to the full inspection record from any row.

Deficiency Pipeline — A four-column kanban board — Open → Quoted → Repair Scheduled → Resolved — showing every finding with its deficiency photo, severity badge, code reference, days-open aging, estimated repair cost, and a clear next-action prompt. Critical items are visually isolated with a red border so nothing sits untriaged.

Proposals — The revenue conversion layer. Each proposal shows labor, materials, and total value; a timeline tracks Created → Submitted → Approved. Drill into any proposal for line-item detail: each deficiency maps to its own labor hours, rate, and materials breakdown.

Inspection Detail & Compliance Record — The full record for any inspection: findings, result, technician, evidence gallery, linked deficiencies, compliance documents, and a step-by-step activity timeline. This is also where the AI action lives.

Technician Readiness — Crew cards with certifications, specialty, license expiry, and a live workload bar showing hours scheduled vs. capacity. Alerts fire when a technician is near capacity or a license is expiring within 60 days.

AI action: Draft deficiency summary & proposal

On any Inspection Detail page, the "Draft deficiency summary & proposal" button sends the inspection's findings, linked deficiency photos, affected equipment, code references, severity levels, and labor/material cost assumptions to an AI model. The model returns a two-section customer-facing document:

1. Deficiency Summary — a professional narrative grouping findings by severity, explaining the code implications, life-safety impact, and urgency in plain language suited for a facilities manager or building owner.
2. Proposal Draft — a repair proposal outline with scope-of-work bullets per deficiency, labor and materials assumptions, a timeline prioritized by severity, and a compliance note describing what the passing certificate will look like.

The draft appears in a reviewable panel inside the app. A prominent warning is shown at all times: the output requires review and approval by a licensed inspector before it is shared with any customer. Human approval is always required — the AI action produces a draft, never a final document.
